A Buyers Agent Can Minimise The Risks Of Real Estate Investing

Every type of investment involves some degree of risk and investing in Real Estate is no different, however a professional Buyers Agent can (at the very least), minimise your risk.
When you’re considering becoming a property investor, despite the promise of attractive returns, you should also consider the reality that there are risks involved – particularly for inexperienced and/or uneducated investors.
As a Buyers Agent, I admit that I’m biased, however I just don’t understand why a new, uneducated property investor would choose to ‘go it alone’. When folks decide to sell property, most of the time they use the services of a professional Sales Agent. However when the decision is made to purchase property (bearing in mind that the majority of mistakes are made when buying), it clearly makes sense to engage the services of a professional Buyers Agent to ensure you (the buyer) make the best possible buying decision.
So let’s consider some of the risks involved.
The most obvious risk when it comes to property investing is losing your investment capital as a result of a poor buying decision. This risk can literally ‘take you out’ of the investment game. While I’m not trying to discourage you from investing in real estate, you must have a realistic view of the risks involved as well as the potential rewards. A licensed Buyers Agent will ensure you are aware of the risks and rewards and will work closely with you — the goal being to minimise your risks while maximising your rewards.
If your investment strategy is to buy, renovate and sell property, you need to ensure you have the appropriate insurances in place. This is one of the most common mistakes people make when using this strategy — failing to secure relevant insurance can literally wipe you out.Another risk common to real estate investing is the fact that things generally beyond your control happen. The market-place changes, companies go out of business leaving towns and the local real estate market in shambles, accidents happen during the course of the work, natural disasters occur, and buyers change their minds and pull out at the last minute.
Each of these things can have devastating consequences and are almost always events that are completely beyond your control as a real estate investor. However a licensed Buyers Agent can certainly help to minimise these risks.Many investors fail to complete proper research and inspections — they find out when it is really too late that (after they have purchased) there are serious issues with the property. These things cost money to repair and seriously reduce profits or even cause losses. A Buyers Agent will ensure you work through a structured process which should prevent these things occurring.
Do not allow the risks of real estate investing prevent you from getting involved. Some of the risks are spelled out here to remind you that caution is essential when investing. If you are interested in real estate investing there is no reason on earth you shouldn’t take the time and make the effort to learn more about its potential. However if you are inexperienced, are not prepared to complete sufficient research OR just time poor, then you should seriously consider engaging a professional to help – a professional Buyers Agent.
