Buyers Agent and Buyer Etiquette-What’s to be expected from both-Unlike many other smaller “purchase” situations that occur within minutes or hours, the relationship between the home buyer and their agent is a deeper and more personal relationship. Buyers and their agents will spend weeks- even months working closely together.
And let’s face it, this process takes two to tango, both buyers and their agents need this relationship to make this show happen. And..as in any relationship their must strong trust & communication. When either side breaks down, negative results or NO results are the ultimate result.
So let’s lay it on the line now, let’s talk about what each side should expect from the other in a home purchase transaction.
We’ll begin with the agent:
Agents-Remember what it’s like to walk into a car dealership and be hit with the”high Pressure”? Buyers take time to make a decision (just like you did when you bought your home), they will know when the home is perfect for them. Ease the fear of “pressure” by allowing your buyer to take as much time as they need to find their home.
Really when it comes to helping buyers make a decision in purchasing a home, you are their coaches in introducing them to a wise purchase and negotiating that transaction for them, the home will sell itself!
Buyer Agent Etiquette: Here are key hot points of what to expect from your agent.
1. Show up on time for showings-Respect your clients time and they will respect yours!
2. Always put your buyers needs before yours- by putting peoples needs before yours, you will be served abundantly!
3. Tune in as fast as you can to your clients needs- In other words, listen to what your buyers are saying and show them homes that will work for them.
4. Return calls when you say you will-If you expect your clients to be honest and stay in touch, set the example in this relationship!
5. Be grateful-You are so lucky to be able to help someone or a family move into the domain in which their dreams will be created and lived out. Be grateful that it was you who negotiated that beginning.
Now for the Buyers…
First I want to impart to you how an agent works. The agent does not get paid until you find a home. And when they do get paid, it comes from the sellers proceeds of the sale. So you as a buyer are not coming out of pocket with the commission. In essence, your agent is working on faith (and for free) until you find a home. Do not interpret this as pressure, just be aware fo the following courtesies:
1. Show up on time for your showings-Your agent has likely scheduled appointment for each home they are showing you.
2. Be loyal-when you find an agent you like and trust, stick with them. Having multiple agents show you properties is dishonest and will backfire on you. No matter how big your city, the real estate community is small.
3. Be candid with your budget- Your agent is working for you, not against you. They are not the seller so telling your agent you only have 0K when you can comfortably spend 0 just reduces the chances of you finding a home you love.
4. Return emails and phone calls-Agents are business people, they deal with good news and bad news everyday. It’s just news! So, don’t be afraid to say what you have to say. You want them to return your calls don’t you? Karma!!
5. Do not ask for rebates from your agents commission-This is tacky and since the commission comes from the seller not you, it’s not of your concern. Imagine walking into work one day and your boss asking you for a discount on your wages for the week you just earned!
6. Let your agent know when your dropping out-Good agents also understand that stuff happens and sometimes it’s no longer fees-able for you to purchase a home and you have to drop out. That’s show biz and they under stand. Just be upfront with your situation at all times and you’ve done your part!
