It is hard for me to predict what a buyer’s agent would do in every situation. It is also a blanket statement and unfair to indicate that every agent will say “No”

I can say that good agents with integrity would consider that doing “Nothing” is always an option.

BTW-You never know if a market has gone up or down until it has happened.

If it is not dishonest, then buyers agents should not have any apprehension about telling buyers that they will prioritize the houses that they show the buyer according to how much commission they will make. I suspect the buyer would not be too happy about this.

Obviously buyers agents need to make money for their time and effort, but they should not be in a position where they are hiding information from their clients for their own benefit. This relationship should be open.

Jessica makes an interesting analogy with her bank teller example. Few homes are sold by the listing agent. Why not reward the agent who brings the buyer? Seems like a no brainer. Offering less can mean less showings.

If Buyer are looking in 2 years you’ve not done your job. agents work for the deal and the commission. if you don’t provide comparables, as standard practice, you’re not doing the bare minimum. Buyers agents work the deal, with another hat. If you know someone in a divorce or lost their job or any other information with which buyer benefits…you can get paid. Other wise it’s all the deal, dual agency.

One other thing. I feel it is important for consumers to know that the “agent” in the term “buyer agent” refers to the company. Only real estate brokers and brokerages can enter into contracts with consumers so the fiduciary duties involve the whole company. Many Michigan real estate firms now only offer “designated buyer agency” which is a lower level of service in which only an individual person and their supervisor represents the buyer.
